An independent report does not end a disagreement by itself. But it moves it: instead of arguing about what a property is worth, the family argues about which option they prefer — sell, keep, or settle. That is a disagreement that can be resolved.
Straight after a death. Property stays registered in the deceased's name until the rights are moved.
When the estate file is organised. What the estate actually holds, where, and on what documents.
When the estate is divided. An estate holding more than one property is divided by value, not by counting.
Before selling an inherited property. A sale normally assumes the rights are registered in the heirs' names.
When the heirs are abroad. The file starts with a document review; the power of attorney is settled after it, not before.
